When it comes to house
plans, there are lots of things to consider, but planning
for the location of your home is one of the important ones.
Finding land that is both affordable and available typically
means one thing: a less-than-perfect building site. You want
to find the right plan to fit your chosen lot. And then making
sure the house sits properly on the lot can mitigate potential
problems. It will also save on energy costs.
So what type of location are you dealing
with? Is it a sloping lot? Is the acreage part of a wetlands
area? Is the land a narrow-width? Is the area full of large
rocks? There are lots of unique and challenging locations and
lots out there, but they are all buildable. That is, if you
have the correct home plan for the location.
" A sloping lot: This type of lot
can have great advantages - an excellent view and cool breezes,
which can really impact your lifestyle. The other great thing
is that there are lots of home plans designed to fit a slope
like this. Whether it's to the front, back, or side you can
usually make it work. You may consider a plan that places your
garage on the high side of a slope. This will minimize foundation
expenses.
" Wetlands: You could use a pier
foundation type of home plan. This type of foundation raises
the main body of the home from wet sites. They are also in accordance
with local laws protecting wetlands areas.
" Narrow Lot: Despite what you might
think, there are lots of plans that have the house as little
as 25 feet wide. Be sure to look at all of these types of plans
if you have a narrow lot.
So, when you look at home plans, be careful
when it comes to unique location considerations. Make the right
decisions and you can take advantage of sun exposure, prevailing
winds, views, and access and improve the living experience!
